QUALIFYING UNDER SECTION 42
LOW INCOME HOUSING TAX CREDIT (LIHTC)

Project GO, Inc. communities are newly constructed or
substantially renovated, and are available to individuals and
families at affordable rates, generally lower than the market
rate. Qualified residents are eligible under Section 42 guidelines
based upon total household income, including income from their
assets, equal to or less than the pre-set income limits for the
area in which the community is located (not a percentage of
income), and rent amounts are based on those communities
standards.

Unlike other programs in which rates are paid in part by the
individual (based upon income) and the remainder is paid by a
government-sponsored program (Section 8), qualified Section
42 candidates are responsible for the full amount of the reduced
rent each month, which in some cases may include utilities.
Rental rates are based upon 30% of the area's median income
as published by HUD, typically lower than other comparable
apartments in the same area. However, individuals who have a
section 8 voucher, may apply to use that voucher in PGI
operated properties.

Qualification for a Section 42 community apartment is
determined by the Department of Housing and Urban
Development Agency (HUD), and laws mandated by the federal
government. Income must be verified (including standard wages
and all other sources, such as child support, pensions, social
security and asset income) prior to being accepted for residency
and is reviewed annually to assure continued eligibility.
